GENERAL TERMS AND CONDITIONS

Rates and Room Terms
Rates are quoted in South African Rand (ZAR).
All rates include breakfast and Value Added Tax (VAT) at the prevailing rate (currently 15%), which may change in line with legislation.
Rates are quoted per room, per night, based on single or double occupancy unless otherwise stated.
Rates, minimum stay requirements, and special offers are subject to availability and may be changed or withdrawn at the discretion of management without prior notice.
Room allocation is subject to availability and remains at the discretion of management.
Provisional reservations are held for the period stated in the quotation or otherwise agreed in writing. If not confirmed within this time, the reservation may be released.
Promotional rates and special offers cannot be combined with any other offers or packages and must be requested and confirmed at the time of booking.
Deposit and Payment Terms
A 50% deposit is required to confirm your reservation within 7 (seven) days of receiving the pro forma invoice. If the deposit is not received in time, the reservation may be released.
The remaining balance is payable no later than 30 (thirty) days prior to arrival.
For bookings made within 30 (thirty) days of arrival, full prepayment is required at the time of booking.
Payments can be made via Electronic Funds Transfer (EFT), Visa, or MasterCard. A secure payment link will be provided on your pro forma invoice for card payments.
EFT payments must include the pro forma invoice number as reference, and proof of payment should be sent to the Hotel.
Incidental charges during your stay (including minibar, beverages, laundry, transfers, tours, spa treatments, and outsourced services) are not included in accommodation rates and are payable upon check-out.
Please note that card transaction fees are non-refundable on refunds processed back to the original payment method.
Cancellation Policy
All cancellations must be submitted in writing.
More than 60 (sixty) days before arrival: No cancellation fee applies.
Between 31 (thirty-one) and 60 (sixty) days before arrival: 50% cancellation fee applies.
30 (thirty) days or less before arrival: 100% cancellation fee applies.
No-shows or early departures: 100% of the booking value will be charged.
Refunds are subject to a R500 administration fee.
All cancellations, refunds, and exceptions are handled at the discretion of management.
Festive Season Reservations (20 December – 10 January annually)
A minimum stay of 4 (four) nights applies during this period.
Cancellations made 60 (sixty) days or less before arrival will incur a 100% cancellation fee.
Standard deposit and payment terms apply unless otherwise confirmed in writing.
Check-in and Check-out
Check-in is from 14:00 and check-out is by 10:30.
While every effort is made to ensure rooms are available upon arrival, early check-in cannot be guaranteed. If guaranteed early access is required, guests are advised to book the room for the night prior to arrival.
Late check-out is subject to availability and should be arranged in advance. Where confirmed, an additional night may be charged.
Group Bookings (4 Rooms or More)
A minimum stay of 4 (four) nights applies during the festive period (20 December to 10 January annually).
Minimum stay requirements for other periods are subject to availability and management discretion.
A 50% deposit is required to confirm the reservation.
The remaining balance is payable 60 (sixty) days prior to arrival.
Cancellations made 60 (sixty) days or less before arrival will incur a 100% cancellation fee of the total booking value.
General Terms
Children of all ages are welcome by prior arrangement. Applicable rates and surcharges apply as per the published rate card.
Pets are not permitted.
Smoking is strictly prohibited in all indoor areas, including guest rooms. Smoking is permitted only in designated outdoor areas. A cleaning fee will be charged for any breach of this policy.
Exclusive use of the villa or property is available on request and subject to separate terms, availability, and confirmation in writing.
Damage to Property
Guests are responsible for any loss, damage, breakage, or theft caused to hotel property, including rooms, furnishings, fixtures, and equipment, during their stay.
The cost of repair or replacement will be charged to the guest’s account and is payable immediately upon check-out.
Privacy and Data Protection (POPIA)
Personal information collected from guests will be processed in accordance with the Protection of Personal Information Act, 2013 (POPIA).
Information will be used solely for reservation management, guest services, legal compliance, and operational purposes.
Personal information will not be shared with third parties except where required by law or where necessary to fulfil services related to the reservation.
Guest Indemnity, Assumption of Risk & Limitation of Liability
The owners of One Kensington Boutique Hotel, together with its affiliated entities, directors, management, employees, agents, and contractors (collectively referred to as “the Hotel”), shall not be liable for any loss, damage, injury, illness, or death suffered by any guest or visitor, or for any loss or damage to property, arising from the use of the premises or facilities, except to the extent that such liability cannot be excluded under applicable South African law.
All guests and visitors acknowledge that their use of the premises, facilities, services, and amenities is entirely at their own risk.
By confirming a booking and/or signing the guest registration form, guests expressly accept these terms and voluntarily assume all risks associated with their stay.
Guests further agree to indemnify and hold harmless the Hotel against any claims, demands, liabilities, damages, or expenses (including legal costs on an attorney-and-client scale, where applicable) arising from their stay or use of the premises, except where such claims arise from gross negligence or unlawful conduct that cannot legally be excluded.
